Значит ли это что худшее уже позади ?

Нет, это просто я намылился к домам и их покупке прицениваться. По закону бутерброда, конечно, моргич сразу взлетел [img]images/smiles/icon_biggrin.gif[/img]

Вместе c mortgage rate взлетели также и почти все биржевые курсы. Например Насдак через месяц после нападения террористов полностью востановился до уровня, который был до 11 сентября, а теперь он взлетел вверх. Вместе с ним поднялись и другие курсы, акции и так далее. Незнаю, позади уже худшее или еще нет, но мой инвестмент во mutual funds начал плавно увеличиваться в последние пару недель. [img]images/smiles/icon_smile.gif[/img] А до этого все шло вниз на протяжении 14 месяцев!

Mortgage rates increased on the back of the jump in U.S. Treasury yields over the last 2 weeks. There's no direct link between NASDAQ/other stock indices and mortgage rates.

Right. Stocks and bonds are indirectly linked.
Usually when there is a sell-off on the Wall street and the Nazdaq, then bond prices rise, thier yields drop at the same time, the yields are linked to the mortgage rates. Or... if there is some optimism (or data) that economy is better (getting better soon) then bonds sell-off -
their yield go up, since there is less and less likely then the Feds (Federal Reserve) will lower the interest rate anymore (more likely they will start raising them soon).
Now, there has been a huge interest (pace) of refinancing and some people believed that there worst may be behind already.

Who know what happens next!
The rates may go lower, but only if macro-economy doesn't start to recover at all.
There should be at least one more round of sell-off on Wall street , may be early next year, then the yields may be lower since ppl will start buying bonds.
I hope it is somewhat clear what I was trying to say.

Mortgage rates seem to go only higher from here barring any further terrorist attacks, IMHO.
May be a good time to buy a house if one can. Houses in some locations had gone trough a price correction of 20-25%. Good luck.
