Supply of real estate is limited (it's an island, too!) - and a good portion of RE goes towards subsidised housing + rent control. Unfortunatly, rent control is a huge abuse of the system, and, as far as I know, is non-existent in other cities.
There was an article in the recent New Yorker published by Nora Efron, a beloved director and producer of "Sleepless in Seattle", "You've Got Mail", etc.
She wrote fondly of the time (15 years) she lived in a rent-stabilized apartment on Upper West Side.
Anyway, there is limited supply of RE, and large demand.
So newcomers end up paying rents of $2-3K, thus SUBSIDIZING EVERYONE ELSE (those who came here earlier).
Sounds like an unfair economic system to me
