Глянула на днях из любопытства, думаю что за там рейт нынче ... и ... не нашла вообще чтобы кто-то предлагал
Оно теперь что уже умерло как класс ?

Мне пришел ответ от моего агента если что

The reason that you are having difficulty finding a 40-year fixed loan is that the latest regulations deem any loan with a repayment period of greater than 30-years as a non-qualified mortgage. Qualified mortgages, or QM loans, provide lenders with a safe harbor from regulations and legal exposure associated with predatory lending. Non QM loans do not have this safe harbor and lenders are required to present a “rebuttable defense” to justify providing these loans to consumers. The absence of the safe harbor dramatically increases the costs to the lenders offering these loan products and the majority choose not to include them in their portfolio. Of the lenders that do offer these products, the rates are typically much higher and the underwriting is highly restricted.
